Everyone always talks about what its like to buy your first condo. No one ever talks about what it’s like selling your first condo. They never talk about what it is like! This blog will do just that.
First, one of the biggest concerns in your mind can be if you will be getting what you put in and then some. Chances are most of the time you shouldn’t worry about that because you will be pleasantly surprised. The real estate market is like a rollercoaster it does have it’s lows but it also has its highs. It’s constantly going up and down over the years. One way to ensure making a positive return is to have maintained and upgraded over the years of ownership.
Second, you have 100% decided to sell. You now have to prepare, if you haven’t made major upgrades that is fine just make sure you have no bright accent walls that are pink, red, yellow, etc. Buyers will relate that to being your decision on your home, not their decision on their new home. Think as they would or as you did as a buyer. Also, scents play a drastic role in the condo buying process. Let’s focus on ensuring your home has no lingering odors. Let’s get the sofa cleaned, rugs, any where where odors can be trapped. If you have money to spend I would suggest upgrading the kitchen. Being in a condo the kitchen becomes highlighted as one of the focal points of the living space. That is why it is crucial to update it, if it is in the budget.
Third, stage your home! A staged home sells faster. It’s been proven and it’s worth the investment. Some agents help pay for some of the cost. For my clients I offer a complimentary stage. (Staging your home is essentially bringing the unit back to life in a way todays current market buyer demands. It may be a light stage because your unit already has what it needs or might be a bigger stage because you moved out and its an empty unit.)
Fourth, we have listed your condo for sale in a price that you envisioned and I am confident we can drive traffic and ensure we get a price that will make you happy. Now the fun part, MARKETING & BRANDING! One of my favorite parts. I love being in front of the camera and telling a story. Every property has story that has to be told. My biggest focus is creating content around what the buyer would appreciate seeing and sharing with their loved ones. Social media & YouTube are ESSENTIAL in the sale of a home.
Fifth, we do SHOWINGS! Buyers flood your home because remember at the time of writing this interest rates are incredibly low. (Literal historic lows) We of course bring the buyers all at once, documenting this and sharing it on our socials creating more of frenzy because FOMO is serious. We weed out good and bad offers, of course after presenting them to you and explaining each one. We now find the best offer & accept. Congratulations you are now in escrow!
